The recent government budget made headlines with a rise in stamp duty for the homes of the super rich, but for landlords the real news was the change in stamp duty for first time buyers. From the end of March 2012 the government has removed the stamp duty exemption on homes up to £250,000 for first time buyers, meaning that they will now have to pay the 1% rate.

Recent research has indicated that the cost of buying your own home and having a mortgage is still a great deal cheaper than renting. In a survey of the top 50 towns in Britain, renting is 16 percent more expensive than buying on average. This figure has improved somewhat from what it was three months ago but it is still cheaper to buy than to rent in 42 of the 50 towns across Britain. 

There were more than 275,000 new tenants registered for private rental accommodation in 2011. That's equal to a 24% rise on 2010 according to Countrywide.

The decision about whether to rent out your property as furnished, unfurnished or part furnished is likely to have a big impact on the type of person that you end up letting the property to.
The number of live-in landlords has increased by 19% in the last six months, with a 5% increase between January and February, according to flatsharing website Easyroommate. It said that in February the number of live-in landlords – home-owners trying to let out spare rooms – rose to 34% of the total number of Easyroommate users currently searching for flatmates. Two of the top student accommodation developers, Berkeley First and Student Castle, have teamed up on a contract with Goodman’s Fields residency for the sale of a student housing development in Central London. When it comes to the uptake in emerging technologies, estate agents may not immediately spring to mind. I still regularly come across agents who don’t even have a website. Now this may not seem essential for most but much more people can be reached online and for such a reletively small investment. It's crucial in today's market.

What is great, is seeing estate agents getting onboard with new technologies and experimenting with them to really see how they can benefit from it and create a better experience for their customers too.

Now, QR Codes are by no means a ‘new’ technology; they were actually invented back in 1994, but the reason we are seeing so much attention to them now is purely because of the smartphone. It has opened-up a whole world of possibilities.
